Property auctions

If you run property auctions alongside normal sales, turn this on and Estelle recognises auction enquiries as their own flow — asking the right questions for a lot going under the hammer rather than forcing it through the standard selling flow. Route auction leads to a different inbox if you like, and optionally limit it to a specific catchment area.

Livestock & agricultural auctions

For agencies with a rural or agricultural side — livestock, machinery, or land going through auction. Same idea as property auctions: its own flow, its own optional routing email, its own optional catchment area, entirely separate from the property side.

Legal services

For the (small) number of agencies who are also a solicitors firm — offering conveyancing, wills, or probate under the same roof. Turn this on and Estelle asks one extra question right after a visitor gives their name: are they in touch about property, or about the legal side? From there the two never get mixed up, even for a message as ambiguous as "I'm selling my house" — which could genuinely mean either department at a firm like that. Legal enquiries get their own flow and, if you like, their own routing inbox.

Solicitor referral

Most agencies aren't a solicitors firm themselves, but plenty work with a panel solicitor they refer conveyancing work to. Turn this on, name that solicitor, and Estelle will offer the referral on buying, selling, and letting enquiries — the actual introduction is still made by your team afterwards, Estelle just captures whether the lead wants one. Automatically hidden if you've switched on Legal services above, since a dual-service agency has nothing to refer out.

Mortgage advisor referral

The natural companion to the solicitor referral — if you work with a mortgage broker, name them and Estelle will offer that introduction too, on the same buying/selling/letting leads. Unlike the solicitor referral, this one isn't affected by Legal services — being a solicitors firm has no bearing on whether you also want a mortgage broker introduction offered, so both can run at once.
