When a homeowner says they're thinking of selling, Estelle pre-qualifies them on property type, area, and how soon they want to move before offering a valuation slot — so what lands with your team is a genuine opportunity, not just a name and a maybe.

Every visitor is sorted into buyer, seller, tenant, landlord, or valuation before a human ever gets involved, then asked the specific follow-up questions that intent calls for — a buyer gets asked about budget and bedrooms, a landlord gets asked about the property they want to let. Rural and specialist agencies can also switch on auction and livestock enquiry flows.

Stays in your own patch

Covers the whole UK by default, or set your own coverage areas in Settings — describe the towns you cover, or set a centre point and radius for each of your branches. An enquiry from outside your patch is still captured — it's just clearly flagged on the lead, so you're not chasing the wrong ones. A confidently non-UK location can also be turned away outright, so you're not fielding overseas enquiries you can never act on.

Off by default, free to turn on, and only works for listings you host yourself.

If a new lead's phone or email matches someone who's already enquired before, it's flagged as a repeat enquiry right on the lead — a heads-up that this isn't the first time, without ever merging or blocking anything.

Built-in spam and abuse protection
