How to turn website visitors into valuation appointments
A valuation booking is one of the
highest-value actions a website visitor can take, and also one of the hardest
to get directly — most homeowners who are “thinking about it” aren’t ready to
commit to a specific appointment the moment they land on your site. Pushing
straight for a booking too early tends to lose them.
Meet people
at “just thinking about it”
The visitors most worth engaging
aren’t the ones who’ve already decided to sell — they’re often already talking
to an agent. It’s the much larger group still weighing it up: checking what
similar properties nearby have sold for, curious what their own home might be
worth, not yet sure of a timeline. A generic “book a valuation” button does
nothing for this group, because they’re not ready to book anything yet.
Ask before you offer
A short conversation that asks about
property type, area, and roughly how soon they’re considering moving does two
things at once: it tells you whether this person is actually a realistic
prospect, and it warms them up before the ask. Offering a valuation slot after
that exchange — once there’s some context behind it — converts noticeably
better than offering it cold on page load.
Check what they
already know
It’s also worth asking whether they’ve
already had a valuation from anyone else. Someone who was valued six months ago
and is still deciding is a different conversation to someone who’s never had
one at all — and knowing which one you’re talking to changes what your team
should actually say when they call.
This is exactly the sequence Estelle runs
through with every seller enquiry, qualifying sellers before offering a
valuation slot.
