How estate agents can capture more out-of-hours enquiries
Most independent estate agencies are
open somewhere between 40 and 50 hours a week. Property portals and agency
websites, by contrast, get browsed whenever a prospective buyer, seller, or
tenant has a spare ten minutes — which for most people means evenings,
weekends, and the odd lunch break, not 9-to-5 on a weekday. That mismatch is
the single biggest reason website enquiries go cold before an agent ever sees
them.
Make the
“closed” state actually useful
A phone number with “call during
office hours” underneath tells an evening browser to come back later, which
most of them won’t. A basic “leave your email” form does slightly better, but
gives you no idea what the enquiry is actually about, so it still waits until
morning to get triaged and replied to — by which point interest has often
cooled or moved to a competitor who replied faster.
Qualify first,
don’t just collect
The agencies that convert the most
out-of-hours traffic are the ones that ask a couple of qualifying questions on
the spot — what the visitor’s after, roughly what area or budget, how soon
they’re looking to move — rather than just grabbing a name and number. A
qualified enquiry sitting in an inbox overnight is a warm lead by morning; an
unqualified one is just a name you have to chase.
Reply
speed still matters, even overnight
You don’t need a night shift to fix
this. What matters is that the moment someone’s ready to reopen in the morning,
the enquiry is already sitting there fully qualified and prioritised — not a
queue of unread form submissions to work through cold. That’s the specific gap
Estelle is built to close.
